Multifamily real estate has proven to be one the best ways to build and retain generational wealth. Over the years the multifamily asset class has been consistently leveraged by wealthy individuals to diversify their portfolios outside of traditional stocks and bonds. Real estate provides individuals with significant tax benefits compared to other traditional investment routes and is also an excellent hedge against inflation and economic recession.

Multifamily assets carry a distinct advantage over any single-family property because getting multiple tenants that holds multiple tenants. It also requires less effort and the time required to make a 200-unit apartment building perform is much less than it would take for 200 single-family homes to perform.

Apartment buildings have an easier route to ROI compared to other assets. By improving the property, you increase the rental value of every unit and therefore increase the monthly returns and overall value of the asset. In addition, when buying multiple units, the price per door is usually less than what it would be for an "on market" single-family home. This provides the buyer of that asset an immediate discount on each door which makes it easier to maintain profitability.

Adding 25, 50, 100 units to your portfolio doesn’t require multiple transactions that can be cumbersome like other investments. You can add hundreds of units to your portfolio with a single transaction making this one of the best low effort - high return investment strategies available today.

AVOID Risk

Multifamily assets are very low risk due to the nature of how their value is assessed and the markets they serve. The traditional housing market is tied to a myriad of socio-economic factors that multifamily are not. (Only government bonds carry lower risk)

Should i invest in Single Family first?

Many individuals who start investing in real estate choose single-family homes as a starting point. The reason most new investors choose this route is that single-family assets seem easier to buy, sell and finance, etc. 

Unfortunately, after a few purchases, the new investor learns the inconvenient truth as they begin to break down the numbers. They realize the amount of money and time needed to buy and manage each individual property is much greater than anticipated and will produce significant roadblocks to achieving their financial goals. 

 You can make money by investing in single-family assets, but the issue will always be scale due to the number of single-family homes you will have to purchase to meet a meaningful financial goal (replace income, retire etc.) When it comes to generating meaningful passive income, multifamily is king.
